Yesterday, an individual identifying herself as “Erica,” a realtor, came to my home regarding a neighboring property currently for sale. Despite clearly posted “No Trespassing” and “No Soliciting” signs, she continued to engage through my Ring doorbell and insisted she had “a few questions,” which I found unprofessional and disrespectful of clearly stated boundaries. During the interaction, she asked when I planned to replace a fence and stated that the neighboring homeowners advised her that I had agreed to replace it with PVC. This statement is inaccurate. The fence in question is located on my property, and I have never made any agreement—verbal or written—to repair, replace, or modify it. It is particularly concerning that such representations were communicated in the context of an active home sale. Providing or relying on unverified information about a neighboring property owner’s alleged obligations may constitute misrepresentation of a material fact during a real estate transaction. Additionally, the agent acknowledged that she had not independently verified property boundary information prior to making these statements. As a licensed real estate professional, there is a responsibility to ensure accuracy and avoid misleading representations to prospective buyers. Failure to do so raises concerns regarding compliance with applicable standards and potential violations of Virginia real estate and consumer protection laws. For context, there have also been prior issues involving damage to my fence originating from the neighboring property, including removed panels that were never replaced. I addressed these matters independently without escalation. Overall, this interaction was unprofessional and concerning. Accuracy, due diligence, and respect for property boundaries are essential—especially during a real estate transaction—and those standards were not demonstrated in this instance.

We used Ashley as our realtor as we prepared for a move from WA state back to VA. My husband arrived 6 months prior to us to house hunt while the rest of the family stayed back to finish the school year. Our experience with Ashley Edge Realty, more specifically Ashley herself, was poor. We sold a home that we already owned in the area and purchased another home with her. This is the fourth house we have purchased and second we have sold, so we have some knowledge on the processes. Our first issue is that with the house we sold, Ashley underestimated the value of our home by 70k. I told her I did not agree with that based on my research. She came back a day or so later saying there had been more houses listed and we could bump it up by 20k. I went online and did my own comps and came up with a value still 50k over that number. I had her list it at my asking price, and we received multiple offers in a short amount of time. This should have been my sign to find a new realtor. We were interested in looking at du/tri/quadplexes and single family homes, and I expressed I was interested in looking at VA assumable loans. During our new home search, Ashley did not send us houses to look at for months. Only automated listing sent from MLS that didn’t fit what we were looking for. Every house we looked as was one we found ourselves. Ashley often would not communicate the status of a house we asked her to look into until we would ask her several days later because we would not hear back. She was not clear about her schedule to contact her, and were often met with her acting like she was doing us a favor and squeezing us in? These were middle of the day interactions. We would prefer not to bother her during her personal time, but we had no idea. Eventually, we began working with Bridgette, who we thought was Ashley’s boss because she was leaps and bounds more helpful and professional overall than Ashley. I was very surprised to find it was actually Bridgette who worked for Ashley. Almost every conversation with Ashley felt like it was the first time I spoke with her. After a few months I asked about the looking for VA assumable loan options again, and she replied with “ well those can take several months “. As if my husband did not go out there 6 months early for this exact reason. We eventually did find a home we were interested in, but the seller had quite the short fuse. He refused to send pictures of a broken item, and I began to question if we really wanted this home, as there was potential for this home to have more problems. This time I spoke on the phone with Bridgette. I found out through the conversation that they submitted a document late and in conjunction with us asking for a picture, the seller wanted to back out of the sale. I told Bridgette we had time and money and maybe we should. She replied to me “oh but I know how much you want to get your husband off the boat !”. It truly felt like no one was listening to us. Once again, this is literally the reason my husband arrived 6 months earlier than us. Ultimately, Ashley Edge Realty is ONLY there to sell you something, and you are just a number. They do not care about you, your wants, wellbeing, or what happens after the sale. They will argue and dismiss you if you express you want something that’s more work for them to help you acquire. And despite both selling and buying a house using Ashley, and being told we would be receiving a very nice housewarming gift, we never saw or heard from Ashley again, aside from a thanksgiving text done in extremely poor taste given everything. If you are a first time buyer or seller, you may not realize, but this realtor is far from professional, or good at their job. I strongly suggest you look elsewhere for your home buying/selling needs. Our home did end up having lots of issuing costing us thousands of dollars. There are plenty of other examples in our experience, but I am limited to a character count.
