Congratulations! Your offer just got accepted, find yourself lost as to what come next??
1. Pay your Earnest Money Deposit (EMD). This is wired to be held in an escrow account and will count towards the purchase of your home if contract is upheld.
2. Schedule your Home Inspection. Usually I schedule them for my clients, but you can always schedule your own.
3. Review your inspection report. Keep in mind your window for inspections and reviewing them to request repairs. These have gotten a lot shorter in the current market.
4. Request Repairs (unless requested “a for informational purposes only inspection”). Try to limit these requests to MOST IMPORTANT ITEMS! Asking for every little thing to be repaired can sometimes lead to less than positive outcomes.
5. Termite and Moisture Inspection Reports.
6. HOA Documents are received. You have a window to review these.
7. Appraisal is ordered by the lender. This is done by a third party, separate from you, the seller, or either side’s agent. If the appraisal comes back higher, or at value, you are good to go. If it comes back under value, you will need to determine the next steps with your lender and agent.
8. Final Walk Through This is done before closing to check for any discrepancies.
